Q3 2026 | UAE | Dubai | Residential Real Estate

In Q3 2026, Dubai’s residential real estate market continued to adjust to the geopolitical situation that emerged earlier in the year. The gradual recovery in tourist arrivals and sustained population growth continue to underpin housing demand. At the same time, development activity remains subdued, with residential completions reaching their lowest quarterly level since 2021 and the delivery of several projects being postponed. Major developers continue to selectively launch premium projects, demonstrating confidence in long-term demand.

The off-plan residential market saw a decline in transaction volumes and a correction in prices, while demand for apartments remained resilient. In the rental market, demand shifted from lease renewals to new rental agreements, driven by more attractive rates. Meanwhile, the market continues to embrace digitalization, with new services streamlining rental transactions and enhancing transparency.
