Dubai's office market demonstrates significantly greater resilience to current shocks than residential, hotel and retail real estate. Key business districts remain a priority among tenants, however, a decrease in the share of vacant space in them contributes to the redistribution of demand in favor of other parts of the Emirate.

Rental rates and sales prices are steadily rising. The market of off-plan offices continues to show record values. According to the results of the first quarter of 2026, the total area of transactions for the purchase of space in projects turned out to be 4.6 times more than in the first quarter of 2025.

Investment activity has temporarily decreased, which is inevitable in a situation of uncertainty. Some of the participants have taken a wait-and-see attitude, while others are looking for pinpoint opportunities, realizing that such periods sometimes open up interesting deals. However, taking into account these factors, we expect that the office market will be the most stable segment.
