New supply on the regional industrial real estate market stood at 442,000 sq m, which is twice lower than in 2021. The upward trend in the commissioning of warehouse facilities that started back in 2019, withered away as a result of delays with the delivery of key projects in the following years. Build-to-suit facilities account for 69% of the entire market or 303 thousand sq m, dominating the new supply. This format is expected to remain prevalent among new development projects due to the lack of high-quality supply satisfying the requirements of the main demand drivers on the regional market, specifically large companies from the offline and e-commerce segments. Among the leaders in terms of completions the following cities stand out: Samara (134 thousand sq m.), Yekaterinburg (118 thousand sq m.) and Kazan (77 thousand sq m.). Thus, total supply of quality storage space in Russian regions stood at 10,726 thou sq m. In 2023, a robust construction of new warehouses is also forecast at the level of around 522,000 sq m, primarily due to the expansion of retailers' development geography.
