2024 can be called the year of records in the field of investment in commercial real estate. In the entire history of the market, we see the maximum level of investments in both ruble and dollar terms - 804 billion rubles. In dollar terms, it is 8.6 billion, which is higher than in 2013 (the previous maximum) of 8.2 billion. Warehouse real estate in the Russian Federation as a whole showed a threefold increase over the year to the volumes of 2023. Investments in the St. Petersburg agglomeration are also at a historic peak, including through hotel facilities.

The growth of capital investments was influenced by the increased activity of state institutions and institutional collective investment funds, which, in addition to ready-made facilities, acquired complexes under construction in the office and warehouse segments. In 2025, we expect investment activity to slow down and the volume of transactions to stabilize at the level of 550-600 billion rubles.
